How do Land Lease Communities Work?

Broadlands Land Lease Communities work on the Land Lease model where you buy your own home and lease the land on which it is via a fortnightly site fee.  

To safeguard our residents the land lease agreement is perpetual. If you are eligible for the pension you may also take advantage of government rent assistance to make the fortnightly fee even more affordable.

Why do people live in Land Lease Communities?

Affordable home prices mean you can free up money tied up in your old home to do better things – like travel!

You don’t have to be retired – working and semi-retired people over 50 are also welcome to enjoy an active and engaged lifestyle in a vibrant community.

What kind of houses are available in Land Lease Communities?

You can pick from a range of new home styles in a Broadlands Land Lease Community. Depending on where you choose you can select a brand-new contemporary home or a more traditional understated design. Most homes come with ready-to-move-in inclusions like kitchen appliances, heating and cooling, floor coverings, window furnishings, landscaping, and more. If you don’t want a brand-new home, we also have pre-loved homes available for sale, depending on the community you are looking at.

Do I pay stamp duty when I purchase a home?

No. There is no government stamp duty to pay when you purchase a home in a Broadlands community.

Do I pay a legal fee?

No. There are no additional fees to pay, including legal fees. Of course, you are welcome to engage a solicitor at your own expense if you choose.

Can you help with a real estate agent or solicitor?

As a well-regarded and trusted leader in our field, we are happy to connect our residents with professionals we trust when we can, and our in-house team can act as your agent if you want to sell your home.

Are there ‘exit’ or deferred management fees (DMF) if I sell my home?

No. Under Residential Land Lease Communities legislation (NSW), there is no DMF to be paid to the community owner if you ever want to sell your home, and any capital gain earned is yours to keep.

Can I bequeath my home in my will?

Yes. A Broadlands home forms part of your estate. Beneficiaries are free to sell or, if eligible, take occupancy of the home.

What happens if I want to sell my Broadlands Lifestyle home?

You can use a licenced real estate agent, who will charge a selling fee. If using an external agent you must notify the team at your community.

You can also sell your home through the Broadlands Resales Team. Rates to sell through Broadlands will be advised at the time of listing the home.

Do I have to maintain my home?

In Land Lease Communities you are responsible for the maintenance of your home. Site Agreements stipulate that the property must be maintained in a reasonable state, and you need to consult with and obtain permission from the operator to add fixtures such as decks or garages to your residential site, or to replace your home with another.

However, permission cannot be unreasonably withheld, and we cannot force you to either replace your home with a newer one or make any upgrades or improvements unless there are health and safety issues involved.

For your safety and well-being and to protect your investment it’s a good idea to keep your home in good order; in Broadlands Communities there are many examples of very house-proud residents, often enhancing the garden areas around their properties or adding to the charm of their houses with flowering shrubs and pot plants.
